What to do if you fall behind on your VA home loan

If you miss or may miss a mortgage payment, act fast. VA loan staff can talk to your lender and help you find a way to keep your home.

What you may need

  • Your mortgage statement
  • A list of your monthly income and bills

Steps

  1. Step 1: Call your loan servicer right away

Your servicer is the company you send payments to. Tell them you are having trouble and ask about your options.

  2. Step 2: Call a VA loan technician

VA staff can help you understand your choices and talk with your servicer for you. This help is free.

  3. Step 3: Ask about options

Options may include a repayment plan, a short pause in payments (forbearance), or changing the loan terms (loan modification).

  4. Step 4: Watch out for scams

Never pay someone who promises to "save" your home for a fee. Free help is available.

If you rent and your landlord is behind on their mortgage, SSVF may still be able to help you.
